BEFORE FORECLOSURE OR SHORT SALE – HOW DO I START OVER & SAVE MY CREDIT – SHORT SALE?

Hi my name is Jeff Cameron with Keller Williams Integrity First real estate and thanks for tuning into my series on Before Foreclosure or Short Sale What are my options. Today we discuss doing a Short Sale and saving your credit.

Let’s get to the Short Sale process. After you have determined this is the right path for you and you know your legal and tax possibilities, then we move forward.

Next, you put together your Short Sale package for the bank. You can get that from us or the negotiator. It is basically like qualifying for a mortgage, bank statements, paystubs and a hard ship letter.

We list your home for sale as a Short Sale. We found it is best to get an offer asap and get the process started with the bank. Some banks are quicker than others, but in general it takes 60 to 120 days to get an approval. We may lose our buyer in the process, and if this occurs we get back on the market, finding a new buyer.
We will usually hear about 2 weeks before the approval, that the written approval is coming and thus giving everyone fair warning.
Once the approval happens, we aren’t done. Now the buyer starts their process of inspections and appraisals. If we lose the buyer, we find another. Some banks are quick with a new approval and others can start the whole process over again.
