Can you believe California has nearly one fourth of the countries foreclosure filings!?!

http://arashg.com Foreclosures stories dominate the national housing news. It seems at least one foreclosure-related story makes its way to the front page or the nightly news every week.
But for as much as the foreclosure filing statistics can be astounding — over 300,000 homes were served last month alone — the prevalence of foreclosures depends on where you live.
As reported by RealtyTrac, just 4 states accounted for more than half of the country’s foreclosure-related activity last month.

•California : 22.7 percent of all activity
•Florida : 14.9 percent of all activity
•Arizona : 6.7 percent of all activity
•Illinois : 5.7 percent of all activity
The other 46 states (and Washington D.C.) claimed the remaining 49.9%.

However, just because foreclosures are concentrated geographically, that doesn’t make them less important to homebuyers around the country. There’s been more than 1.4 million foreclosure filings in the last 12 months and that’s a figure that can’t be ignored.

Distressed properties now play a role in one-third of all home resales.

Therefore, if you’re in the market for a foreclosed home, here’s a few things to keep in mind.

1.Properties are usually sold “as-is” and may not be up to living standards. Be sure to physically inspect the home before buying it.
2.Buying a home from a bank is rarely as streamlined as buying from an individual homeowner. Be prepared for delays and long closings.
3.Foreclosures aren’t always listed for sale publicly. Ask your real estate agent how to access the complete foreclosure inventory.

In order to use the federal homebuyer tax credit, you must be under contract for a home by April 30, 2010 and closed by June 30, 2010. That doesn’t leave much time to find a bank-owned home and make it to closing. If you’re serious about buying Foreclosures, it’s probably best to start your search soon.

One Life To Live Epi On 11-25-09 Part 1 of 7

Part 1 Summary: Starr, Hope and Cole were in the kitchen preparing Thanksgiving dinner. Starr worked on the turkey as Cole played with little Hope.

Instead of going to London, Dorian wanted to serve the residents of Llanview, and anxiously awaited the City Councils decision about who would succeed Viki. Starr defended her Aunt Viki for resigning the position due to family obligations, suggesting Dorian would do the exact same thing if she was in Viki’s shoes.

Amelia showed up. “Congratulations, Mayor Lord,” Amelia said with a smile. “YES!” Dorian screamed as she hugged everyone. Starr didn’t feel like celebrating because of what was happening with Viki and Charlie.

Viki was glad to see Charlie when he came home from an AA meeting. Charlie was surprised that she stepped down as mayor. She apologized for not having told him before she told the reporters. “I hope you are not doing this on my account,” he said. Viki tried to explain this wasn’t the time for her to start such a very big job, and reminded him that Jared had forgiven him. Viki offered to help him forgive himself. They hugged.

Viki remembered that it was Thanksgiving and was clearly distressed that she had made no preparation. Moments later, Mo and Noelle arrived with turkey and all the trimmings. Viki was delighted to welcome Rex, Gigi, Shane and then Dorian, Starr, Cole and little Hope into her home. Shane and Rex offered their condolences to Charlie. Rex said that Jared was proud to be Charlie’s son. Clint showed up and got a big hug from his girls. When Dorian informed Viki that she was the new mayor, a gracious Viki congratulated her.

Back in Llanview, Nora checked in with Rachel and Matthew, who were still in Seattle. Nora told Bo that her heart was breaking for Clint. “His son-in-law was just murdered,” she said sadly. Bo and Nora both felt guilty that they were so happy and in love while Clint was so sad. Clint walked in on their hug. “I know what’s going on,” he said as their mouths dropped open. Clint told them that they would rather be in Seattle with Matthew. The Evans family showed up at the door with an entire Thanksgiving dinner. “Don’t unpack the food,” Clint said as he went to do something.

Gigi reminded Rex that Jessica was his sister, and thought that was the one good thing that came out of the reveal that Mitch was Rex’s dad.

Jessica and lots of hugs for her daughter Bree. Brody showed up with a musical stuffed turkey. Natalie walked in on all the hugging and felt bad.

When Kyle found Roxy talking to Morris the porcupine, he invited her to join the Cris/Layla/Oliver/Kyle Thanksgiving but she said she didn’t want to be a sixth wheel. Later, the foursome enjoyed a nice meal.

Felicia told her husband that she still wasn’t talking to Greg because he had taken up with his brother’s girlfriend. Shaun wasn’t ready to forgive him, either. Mr. Evans reminded them that perhaps they should reach out to the Buchanans instead of holding a grudge against Greg and Rachel.

Matthew was disappointed that he hadn’t felt anything in his legs yet. Gregory had to tell him it was possible he wouldn’t walk. “Thanks for being honest,” Matthew said. Rachel, Greg and Matthew were eating some hospital food when Bo, Nora and the entire Evans family showed up in his hospital room. Greg told his dad that he was going to pursue Rachel whether Shaun or his mother like it or not.

Viki read a poem in Jared’s memory. Destiny dropped a fork on Matthew’s leg and he felt it! Then Matthew wiggled his toes, to the joy of Bo, Nora, Rachel and the Evans family. Renee looked at a photo of Asa and toasted him with Nigel. Roxy joined Rex, Gigi and Shane at the diner.

Viki had a big hug for her daughters. While Charlie was cleaning up the living room, he eyed the wine. Destiny put Matthew’s new sneakers on him. Bo and Nora hugged and almost kissed.
